Refinishing Hardwood Floors

I have to say.......when we first looked at our new home, prior to putting in an offer and all of that other exciting stuff, I was most excited about the hardwood floors. None of our homes have ever had hardwood flooring but it's something that I have always wanted and I was so excited to see that a large portion of this home was all oak hardwood floors. Having said that, even though the living room, hallway and three of the four bedrooms in this home are all hardwood, I will be the first to admit, they were in ROUGH shape to say the least. The previous homeowners had really just let them go and having 3 rowdy boys and dogs really left its mark on what were probably at one time some beautiful floors.  

Brace yourself. Looking at them now, I cannot believe that I could look beyond these floors but I am so glad I did. Here is what they looked like BEFORE. I didn't really notice that they were this bad when we first looked at the house but after the previous owners removed their possessions and we were able to finally get in to start working, this is what we saw. I was devastated, even though my husband kept telling me that it wasn't a big deal and we could fix them. I kept looking at them and saying there's no way we can fix these. They are beyond help!!! 

Pretty rough, huh?! 


So of course we started to talk about what we should do. Two of the bedrooms had carpet on top of the wood so even though I was once so excited about having hardwood floors, I started to think maybe we should just lay carpet in all of the rooms and be done with it. Thankfully my husband insisted on pulling up the carpet and having the floors refinished. I will tell you.........my husband can do ANYTHING when it comes to the home. He has worked for enough home building companies that he can complete virtually any project needed, however, I would not allow him to do the hardwood floors. Over the next several months, this will be one of the few projects that you will see that we did not complete ourselves. Sometimes I think it's best to leave certain projects to the "experts" and since my husband has little to no experience with refinishing hardwood floors, I insisted we hire a professional.  Anyone can rent one of those commercial sanders needed to complete a job like this but at the end of the day, I want these floors to be perfect so after a lot of convincing (and begging and pleading) we finally found a flooring company in our area who was willing to come in and refinish the floors. Their pricing was reasonable at around $2.50 per square foot and at the end of the project, we are going to have beautiful hardwood floors like I have envisioned from the first time I walked into the house. This company does a 3-coat process so they will either do a coat of stain with 2 coats of polyurethane or 3 coats of the polyurethane. 

They started on Sunday so last evening I snuck over to look at the progress on the floors. I promised myself I would wait until they were finished but I just couldn't help myself!!!  All that is done at this point is the sanding but I was so excited that I could have done a cartwheel! The floors are looking absolutely BEAUTIFUL again, don't you think?! 


Here they are a little closer up! The oak is in perfect condition again after sanding!!!



So now we have to decide if we are going to go with a natural finish or if we should have them stained. Decisions, decisions!!!
